PLAIN-ENGLISH PROJECT GUIDES
Why are my builder quotes so different?
We compare scope, exclusions, provisional sums and pricing so quotations can be assessed on a more like-for-like basis.

First check they describe the same job
Different prices do not automatically mean someone is overcharging. One builder may include decorating, waste removal and kitchen installation; another may only include structural work. Put each quotation beside the same written list of work. Mark each item included, excluded, allowance or unclear.
Ask what an allowance covers
An allowance is a placeholder where the exact work or choice is unresolved. Ask what quantity, specification and installation it assumes, and how any difference will be valued. A small allowance can make a headline price look attractive without reducing the eventual work.
A simple worked comparison
Imagine Quote A is £90,000 and excludes £12,000 of identified work. Quote B is £98,000 and includes that work. A’s comparison figure becomes £102,000 before considering other differences. These invented figures only explain the method: an allowance is not a confirmed offer, and tax treatment must also match.
Get written clarifications
Send the same questions to each relevant tenderer and retain their replies. Do not silently insert a guessed price and call it a saving. Compare programme, exclusions and unresolved risks as well as the clarified total. The result should explain what still needs agreeing before appointment.
Your practical checklist
- Use one scope and drawing revision.
- Separate fixed prices from allowances.
- Ask for written confirmation of missing items.
- Compare the clarified scope, programme and total.
