CASE STUDY · LIVERPOOL
Three prices, three different scopes.

Residential refurbishment · Tender Review · Cost Analysis
The situation
A homeowner in Liverpool came to us with three quotations for a refurbishment. The prices varied, but the bigger problem was that they did not cover the same work. Decoration, waste removal and kitchen connections had been treated differently, making the lowest headline figure an unreliable guide.
What we did
We prepared a line-by-line comparison against the same drawing revision. Our team separated confirmed prices from provisional allowances and asked each contractor to clarify their exclusions. Rather than filling gaps with optimistic assumptions, we kept unanswered questions visible for the client.
Our recommendation and the trade-offs
Our review showed that part of the apparent price difference was a difference in scope. We recommended completing those clarifications before selecting a contractor. That gave the homeowner a clearer basis for comparison without presenting an assumed allowance as a confirmed saving.
What we made clear
The services package remained a point to resolve before appointment. We explained that a useful tender comparison is not simply a table of totals: it must make the missing work, programme and responsibilities clear.
