The situation
A warehouse brief in the Midlands initially assumed wholesale replacement of elements that might still be serviceable. We were asked to help examine the options, with condition, performance and operational needs not yet considered together.
What we did
We identified the appropriate condition and technical assessments and compared retention, targeted repair and replacement. Our team considered cost, disruption and the evidence available on environmental impacts alongside the building’s functional requirements.
Our recommendation and the trade-offs
We identified selective retention as an option worth developing where condition and performance allowed. We also explained its limitations: retained elements could carry maintenance obligations and might not meet every operational objective.
What we made clear
Our next-step recommendation was a defined option and investigation plan. We did not attach an unsupported carbon-saving figure; technical and environmental conclusions needed evidence from the relevant specialists.
