The situation
A hospitality proposal in Liverpool was brought to us for an early cost review. The available budget had to cover a substantial fit-out, equipment and preparation for operation, but the proposal only appeared affordable when essential items were left outside the total.
What we did
We built a whole-project view and separated landlord and operator responsibilities. Our team tested a reduced specification and identified the specialist input needed where servicing and compliance requirements were unclear.
Our recommendation and the trade-offs
Our review supported not proceeding with the proposal in its existing form. Rather than forcing the forecast to fit, we explained why the scope and spending limit did not align and why a different version or property needed consideration.
What we made clear
The outcome was a documented decision, not a claimed saving or guaranteed avoided loss. Commercial, legal and funding considerations still required the client’s relevant advisers.
